Built in 1890, the home was previously used as an office, with the business owners occupying the remodeled 2nd floor as a dwelling. While the main floor was largely preserved with its original finishes and fixtures, the 2nd floor was updated about 20 years ago to add kitchen and vaulted ceilings. The building was zoned for industrial, and the owner wanted to retain their other industrial building on the adjacent lot. Jim was able to target the correct owner/user to invest in the potential of the property – a general contractor purchased the property for $10k below asking (a price concession was provided for replacing the water lines.)
